New projects in Town Square

Town Square, a master development of the Nshama Group, is an ambitious residential project on the outskirts of Dubai. The brand-new community will have its own malls, entertainment facilities, schools, and many more amenities. The project was launched in 2015 and, according to the planning, by 2025 there will be 85.000 people living here. This means that there are plenty of new off-plan projects available in Town Square. Their popularity is mainly because of the high quality of the construction combined with relatively low prices. 

Where is Town Square located?

Town Square is a community that is located in one of the most Southern parts of Dubai while it has a convenient location near Al Qudra Road (D63). The location adds to the affordability of the units, meaning that they are spacious and the off-plan prices per sq. ft. are some of the lowest in Dubai. Visiting popular areas such as Dubai Marina or Downtown Dubai may take some time. However, Town Square is designed to become a self-sufficient neighborhood, so you will be able to combine work and living here, making commuting obsolete.

As Town Square occupies a huge territory, there is a wide range of free-hold apartments, townhouses, and villas available. Here are some of the basic facts about the Town Square project.

One of the biggest disadvantages of Town Square is the total lack of public transportation. The area is not connected to the metro (the nearest station is 20 min by car). Recently one bus line started operating in the area, which is line J02. Also, taxis are not widely available here, so these will have to be ordered by using apps such as Careem or Uber. 

However, when you own a car Town Square is quite convenient. The well-planned projects in Town Square offer ample opportunity to park on the streets and each apartment has its own covered parking space. Each villa or townhouse has at least 2 parking spaces while visitors can park their vehicles on the street or in the designated visitor’s parking.

Town Square is an area in development (it will only be completed by 2025) and that means that it may take some time for all amenities to be available. As mentioned before, there will be plenty of retail with more than 600 shops. However, there aren’t any schools or hospitals at Town Square. On the other hand, you can easily find one in neighboring districts, usually taking no more than 15 minutes. For a relaxing stroll or playing some sports, the Town Square Recreational Park is the ideal place. Here you can find a skatepark, a jungle gym, and a basketball court. There is also a growing number of community events about which you can find out more in designated Facebook groups.
