Arjan is a new district located in Dubailand which is on the outskirts of Dubai. The area owes its fame to its 2 gorgeous parks, which are Dubai Miracle Garden and the Dubai Butterfly Garden. The Arjan district is a development of Dubai Holding and mainly consists of residential apartment buildings. The community is new (construction works started in 2006) and many buildings are still under construction or are just finished. Therefore there is little traffic congestion and low levels of noise, except for when you live near a construction site. Due to the calm peaceful location, the abundance of parks and greenery and the wide range of affordable apartments, this a popular area among young professionals and families with children.
Arjan is located not far from Jumeirah Village Circle (JVC), Motor City and Al Barsha South and is part of the greater Dubailand community. It is also located along Sheikh Mohammed Bin Zayed Road, making it easy to reach other parts of Dubai. The masterplan of Arjan consists of 10 development zones that make up a total of 157 plots. It is a mixed-development area, meaning that there will not only be residential buildings, but also offices, retail, and hotels.
The residential units in Arjan are expected to house some 67.000 residents and the area consists of 5 subcommunities with names as Siraj tower, Vincitore Palacio, Lincoln Park, Green Diamond and Platinum One. Most apartment buildings are in the category low- to mid-rise and offer studios, 1-, 2-, and 3- bedroom apartments, ranging from affordable to luxury. There are no townhouses or villas for sale in Arjan.
Arjan is a great place when you have a car. But when you do not, it might be a bit harder to get around. There are few public transport options in the area as it is not connected to the metro system. There are also one bus line serving the area, F36. However, this is bound to change as the area matures and public transport will definitely provide more options in the years to come. When you have a car, Arjan is a convenient place. Located along Sheikh Zayed Road, you can easily get to any point in Dubai. As it is a new area, there is no traffic congestion (yet). Parking is also a breeze as the apartments in Arjan come with covered parking while there are also many parking spaces on the streets.
The two main assets when it comes to the amenities are, of course, the 2 wonderful parks, Dubai Miracle Garden and Dubai Butterfly Garden. Although there are several nurseries in the area, you will not be able to find any schools. However, this doesn’t have to be a problem as there lots of them in the surrounding areas. As the Arjan is still being developed, the number of shops, supermarkets, and other retail increases on a yearly basis. There are also Facebook community groups in Arjan that organize events and meet-ups for residents.
Arjan will need a few more years to mature and that means that there are many off-plan projects for sale. The prices are relatively low, especially when you compare them to surrounding areas.
