Dubai Hills Estate, most of the time simply called Dubai Hills, is a master development in Mohammed Bin Rashid City. A joint venture between Meraas Holding and Emaar Properties is responsible for the development of the area. Dubai Hills consists of several communities that each have their own setup, which could include apartments, townhouses, villas, and even residential plots. New projects in Dubai Hills Estate are characterized by luxury and most units overlook the 18 hole championship golf course, which in turn offers stunning views of Downtown Dubai and the Burj Khalifa. The area is still being developed, meaning that there are many off-plan projects on the market.
Nestled between Emirates Road and Al Khail Road, it will take residents about a 15-minute drive to get to Downtown Dubai and 20 minutes to get to Dubai Marina. The gated community will consist of 2.000 villas and thousands of apartments once completed. The total area of this gated community covers no less than 11 million square meters. The townhouses and villas in Dubai Hills are characterized by their spaciousness, with each townhouse having a plot of a minimum of 2.000 sq. ft. At the same time, they come with a maid’s room, a garden, and covered parking. For more exclusive living you can go for the villas that provide more privacy. They also come with plots ranging from 25.000-30.000 sq. ft. while the interior of the villas can be adjusted to personal taste. For now, there are districts with better access to public transport than Dubai Hills. However, you don’t have to be in despair when you want to go green and live in the area. The Mall of the Emirates metro station is located at Barsha Heights, one of the neighboring districts. In the future, 2 new metro lines will run along the territory of the Dubai Hills. The closest bus stop can also be found in Al Barsha while taxies are not widely available and can only be ordered with apps such as Uber and Careem.
